Cover Story: Indermuehle & Co. Thrives on Honesty and Integrity
Forward looking, forward thinking, forward moving – all part of Larry Indermuehle's vision and now more than ever before. Monitoring market trends and executing on the results has always been part of keeping his eye on the target but right now Indermuehle & Co. is focused like a laser. It's because commercial real estate is booming and that's their business.
The boom started in 2005 and continues today. In order to offer even more services to a growing client base, Indermuehle & Co. is also expanding. In early August they moved into their own building in the heart of Sugar Land at 2333 Town Center Drive and tripled their space. Currently, they have six staff to support their nine brokers and more efficiently handle their burgeoning real estate brokerage business.
"Business has grown from last year," Indermuehle said, "and last year set records. I've been in this business for 25 years and I've never seen it quite like this before."
Everyone knows this most recent growth has been spurred by investors looking for performing alternatives to a struggling stock market. Money continues to flood the commercial real estate market in search of good opportunities. Individual business owners are looking for land deals to invest in and build on. Fortunately they are finding them in Houston and Fort Bend County where land and construction prices haven't gone sky high as they have on both coasts.
"When activity jumped the (Brazos) river," Indermuehle said, "that area exploded. Projects are lining up going on out U.S. 59. We have (commercial real estate) activity out as far as Fulshear and Needville."
Because Indermuehle has been in the business as many years as his youngest broker is old he's quick to spot client needs and fill them because providing top notch service is how they do business. "We're real estate driven, client directed. What that means is our profession is real estate but we work with clients who consider us their in-house real estate division."
Building business based on client directed service has earned Indermuehle & Co. a reputation. Clients consider them their single source when they need real estate consultation on any matter, large or small. "Our forte," Indermuehle said, "has been to work with clients in such a way that we build their trust so they depend on our service. We have an experienced staff of brokers in each area of service that has gained the confidence and trust of our clients."

Because Indermuehle & Co. has been customer focused for a quarter of a century, it's not surprising that when a new client need arises, they are quick to spot it and fill it. One of those new needs is guiding a client along from start to finish, from land purchase to construction completion, or whatever the requirement.
"Our clients want and need someone who can guide them through all the potholes of city zoning, state laws, local ordinances, permitting regulations, architectural overlay zones, community associations, engineering, drainage, platting, building codes and the list goes on," Indermuehle said. Adding project consulting services to his platter, goes along with what his business does; provide comprehensive real estate representation for businesses and corporations to solve their industrial, office, retail, investment, and land requirements.
His staff also provides expertise in site selection, tenant representation, property leasing, asset management, and acquisition and disposition of all types of commercial properties. They handle brokerage transactions for sellers and buyers, leasing for free standing or multi-tenant projects, land acquisitions, as well as market properties for disposition. The company also manages nearly 700,000 square feet of multi-tenant investment properties.
Because Indermuehle believes 100 percent in treating others as he wants to be treated his company is relationship driven so between 50 to 60 percent of their business comes from referrals. Being a local firm gives Indermuehle & Co. a tremendous advantage because they have firsthand knowledge of the Houston and Fort Bend County markets which gives Indermuehle & Co. a leg up on the national commercial real estate companies.
Even though Indermuehle has been in the commercial real estate business 25 years, that wasn't always the case. He started out working in Kansas City for Bendix Corporation with an undergraduate degree in engineering and a master's degree in business administration. After other jobs with other larger corporations, he went with Emerson Electric and they transferred him to Houston when Emerson bought Weedeater.
"The president of the division asked me to work on consolidating Weedeater with Skil Power Tools and that left me as the last employee standing." It also opened up a new window of opportunity because Indermuehle said transitioning out of nearly 200,000 square feet of space in Houston got him acquainted with guys in industrial real estate who told him he'd be a natural for it.
They said if he ever became interested in making a change to talk to their company president. So at age 36 with a wife and three kids Indermuehle gambled and made a career change. His leap into commercial real estate came in 1981 when Houston was thriving but all too soon the downturn began and he learned the hard knocks of the business.
The good thing about having been in the business during the downturn was he hadn't been in the industry long enough to make enough money to get himself into financial trouble. The experience also taught him to be prudent in his judgment and conservative in his business dealings and that has put him in good standings today.
Indermuehle & Co. has representated many well known names such as ChevronTexaco, Dow Chemical, Shell, State Farm, Radio Shack, FedEx, H-E-B, Pizza Hut, Midway Companies, Newmark, Schlumberger, Cingular, Siemens, Kroger, Southwestern Bell, ConocoPhillips, Input/Output, Prime Communications, Planned Community Developers, Frost Bank, and Windstream Communications (formerly Alltel) to name a few.
Along the way Indermuehle became a member of a nationwide club of 7,000. He took courses and tests to become a Certified Commercial Investment Member (CCIM). And Indermuehle, like many business owners, not only believes in learning as much as you possibly can about your industry but also in networking. He's a member of the Houston Association of Realtors, Fort Bend Society of Commercial Realtors, Fort Bend Chamber of Commerce, Commercial Investment Real Estate Institute and the Houston/Gulf Coast chapter of CCIM.
Indermuehle loves the business he's in so much that it's also his hobby. "There are always new opportunities just around the corner to get involved in. After 25 years in the business I can honestly say few client transactions are the exact same. When business is this robust in such a swift marketplace who has time to focus on much else? After all, when you love your occupation and you get to help people solve their problems, who can ask for more?"
