CHALLENGE
Surge Energy hired ICO Commercial to represent them in finding 15,000 SF for their new Houston Headquarter office location of their new company. Our client had a very specific floor plan requirement in a specific geographic location on the Northwest side of Houston. As a new company, there were credit concerns with many of the landlords in the target market area and with plans for additional growth, expansion options were a requirement.

STRATEGY
 ICO Commercial leveraged relationships with the short list of properties to negotiate the best terms in the market. In addition, ICO worked with the other existing tenants in the building to structure a sublease, lease buy-out, and building first right of refusal options. ICO focused on an aggressive negotiation strategy including free rent, reduced rent, and no out of pocket tenant improvement costs.

RESULTS
 Surge Energy continued to expand into the entire building because of the initial lease options that we successfully negotiated. They have not paid any money towards tenant improvement costs and achieved the lowest paying tenant on a per square foot basis in the 5-building portfolio. ICO guided and positioned our client to succeed in their commercial real estate plans as their company grew.
