MANY NATIONAL TENANTS LOOKING FOR HYBRID OFFICE OPTIONS
Many national and boutique firms are looking for hybrid office solutions that can accommodate their employees desire to hang on to the flexibility and quality of life benefits that come with working from home while still connecting in an office work environment. The challenge is how do companies determine what their hybrid office requirements look like. For decades, companies have worked with executive and operational leadership to assess current and projected growth requirements based on a head count of their employees, which is then translated into desk count and private office workspaces. The workspace requirements are then calculated based on that number of employees with a percentage added to provide for the circulation and common areas needed to support those workspaces. Using this method to calculate a companys workspace needs leaves companies with many vacant desks and offices given todays hybrid office requirements. This is not only a waste of monetary resources but also can create a work environment that has a negative and lifeless feel to it, particularly when that vacancy percentage is 25% or more of the office area.
This leads us to the question, "How do companies determine the amount and types of workspaces their employees need in this new hybrid environment, while avoiding the waste and negativity mentioned?" We are recommending that our clients partner with architects and furniture vendors that can provide them with workspace concepts and ideas that allow their employees to easily drop in and connect seamlessly at any desk. Such vendors can also help companies create a collaborative work environment that feels more inviting and alive so that employees look forward to the bonding that they get from their workplace that they do not get working from home.
We are currently connecting our national tenants with these types of vendors so they can collaborate in an effort to develop these types of work environments and identify such workspace options.
ICO Commercial has opened a new office in Dallas, Texas as we continue to grow the firms geographic footprint, service offerings and braintrust. This expansion creates new growth opportunities by adding a National Portfolio Management Services business line for existing and new clients to take advantage of, along with three new additions to the ICO team. The Dallas office opened in February and will move into office space in March 2024.
