A GLIMPSE OF SUMMER PARK BUSINESS CENTER
Through the eyes of Mike Gornek...
It was September 2006 and I was at the airport waiting on my flight to see my first grandchild when I received a call from a former tenant. He said that he had purchased 20+ acres of land in the extra territorial jurisdiction of Stafford, TX and wanted to build some industrial buildings and needed my input on what to build. The first building planned was a 20,000 SF, metal with brick face building for sale. It included grade and dock well loading with 20-foot clear height on Success Court. What could go wrong with that idea, especially on a street named Success Court? It turned out to be a flop and we could not sell the building, so we split the building down the middle and subsequently leased it as (2)-10,000 SF spaces. Within the next couple of years, we did the same thing five more times and leased all ten spaces.
Because of the land configuration, we built (4)-20,000 SF buildings on Summer Park Street and divided each building into (4)-5,000 SF units to accommodate smaller users. The project was then named Summer Park Business Center. With the remaining land left and to complete the project, a 40,000 SF building was built and divided into (2)-20,000 SF spaces.
Summer Park Business Center is currently at 100% occupancy and rarely does it have any vacancy. In fact, we usually have a waiting list for available spaces. This project caters to smaller users who do not need a large, tilt wall building, but instead need the flexibility of both dock and grade level loading. There is a diverse group of tenants from the healthcare sector to construction services and even fitness. Many of the tenants are in the Indian food distribution business and need not only the proximity to the Asian markets, but also the major road arteries of Highway 59, 90 & Beltway 8.
A project in Southwest Houston that started with 22 acres of land is now the location for thirty thriving companies to utilize office and warehouse space. What may have started out slow 17 years ago has proven to be a SUCCESS!

2ND ANNUAL HOUSTON HAVEN GOLF TOURNAMENT
As a continued focus on "Giving Back", ICO participated in the Houston Haven 2nd Annual Golf Tournament on April 14, 2023. Houston Haven is a local non-profit that provides low cost housing to families that come to Houston for cancer treatment at MD Anderson in the Texas Medical Center. ICO participated in the tournament through sponsorship, a foursome and providing volunteers to help with the event. There was a great turnout with 22 foursomes that participated. Chick-fil-A in Sugar Land donated lunch for all participants and MD Anderson, one of the sponsors, had a table set up handing out merchandise. We love being a part of serving the local community through great organizations like Houston Haven.
