CHALLENGE
ICO Commercial was hired to sublease a 79,000 SF office building located in Stafford, Texas. The tenant of the building had relocated to another building and was burning rent payments every month on an empty building. Given the building was older and the layout was for a single user, the Tenant did not want to invest any capital into buildout or necessary building improvements. 

STRATEGY
ICO developed a comprehensive marketing strategy to expose the building and its unique features to corporate users, rapidly expanding companies and corporations in the Houston, Texas region and businesses considering expanding into the Houston region. 

RESULTS
With the initial goal of a sublease, ICO Commercial found a large non-profit company to purchase the property and therefore relieving the rent obligation and exceeding the client's goals exponentially
